Carson Valley Real Estate Mid-Month Report

As of September 15, 2008, 19 homes have closed escrow during September in the Carson Valley. In August, the Carson Valley real estate market saw just 37 homes sell, so it appears as though September is trending to outpace August. That’s good news. Typically, more homes close escrow at the end of the month than the beginning or middle, due to a variety of factors.

There are 71 homes marked as “pending” which shows that buyers are still buying and deals are being made. With 19 homes closing, and the rate of pending homes holding steady, we can estimate that another 19 homes have gone “under contract” in the first half of the month.

Inventory continues to hold steady at 582 homes. We started the month with 579 homes available for sale. We’ve had 35 homes be withdrawn from the market, or their listings expire since the first of the month, so sellers are still listing at a steady rate. That’s good news as well. As long as inventory continues it’s trend downward, we will continue our slow and steady pace towards stabilizing home values here in the Carson Valley. At our highest point, we had over 700 homes on the market.
